Planning consultants are great at 'getting planning' but they don't have experience of actually building out schemes.
Small changes in design can mean big big changes in cost on site. Just one or two design tweaks can add or save £1000s on each plot.
Planning consultants don't sell houses either. They won't be able to tell you what the market wants and what sells well in your area.
For a scheme to fetch a good price it has to be efficient to build and quick to sell. That's where we come in - we understand both sides of the equation.
Although we know about planning, we are NOT a traditional planning consultancy. We work with our partners on a no win no fee basis. We don't charge fees upfront and invest our own money to get planing on the land. If and when we do get planning we market the property together and we take our fees at the end.
Our sister company, Bannerchoice Developments has been developing for over 50 years. Because of this we know a thing or two about getting planning. Bannerchoice Planning runs as a separate business unit, but we take the know how from our years of experience developing sites.
That's a good question. In general we look for small to medium sites (from 0.5 acres to 2 acres) near settlement boundaries. Our sweet spot is up to around 20 dwellings.
Our clients love working with us because we offer them the chance to massively increase the value of their land with little risk. Because we work on a no win no fee basis, we take the risk of the project and get paid at the end. Because of our background in development, we are able to create schemes that are very attractive for other developers and maximise value for our partners.
There is nothing wrong per se, but most planning consultants don't have experience in actual development. On the build side, they often develop schemes that are expensive to build and off putting to developers. On the sale side, they don't know what kind of houses the market is looking for. We have done both and can make sure we maximise value. Plus we are risking our own money which makes us laser focussed on getting a good return.
